Une ribambelle d&#8217;articles ont soulign\u00e9 la possibilit\u00e9 que la strat\u00e9gie de la Fed d\u00e9clenche un processus ou une r\u00e9action en cha\u00eene similaire \u00e0 celui observ\u00e9 en 2008. M\u00eame si beaucoup d&#8217;entre eux \u00e9taient peut-\u00eatre tr\u00e8s exag\u00e9r\u00e9s, les \u00e9conomistes et les analystes en investissement ont soulign\u00e9 que la hausse des taux d&#8217;int\u00e9r\u00eat hypoth\u00e9caires comporte toujours le risque de provoquer une spirale des prix baissi\u00e8re sur le march\u00e9 immobilier.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La Fed a entam\u00e9 son cycle de hausse des taux il y a deux ans et a atteint un pic \u00e0 2,5 % en 2018. La tendance n&#8217;est devenue inqui\u00e9tante qu&#8217;une fois qu&#8217;elle a atteint 2 %, moment o\u00f9 les taux hypoth\u00e9caires \u00e0 long terme ont soudainement affich\u00e9 une hausse drastique. Le processus dure depuis suffisamment longtemps pour que nous soyons en mesure de l&#8217;\u00e9valuer. Les mois o\u00f9 la rh\u00e9torique de la Fed a \u00e9t\u00e9 la plus hawkish sont aussi ceux o\u00f9 ces demandes ont \u00e9t\u00e9 les plus faibles. Le mois d&#8217;ao\u00fbt, par exemple, a \u00e9t\u00e9 le mois o\u00f9 la Fed a eu la vision la plus claire de la trajectoire de ses taux d&#8217;int\u00e9r\u00eat, pr\u00e9voyant qu&#8217;elle continuerait \u00e0 les augmenter jusqu&#8217;en 2019. Ce surcro\u00eet de pr\u00e9visibilit\u00e9 a compens\u00e9 les effets n\u00e9gatifs que le plan de rel\u00e8vement des taux orient\u00e9 vers le haut a eu sur la demande. Cela a permis au march\u00e9 de se redresser lentement au cours des deux ou trois mois suivants, lorsqu&#8217;il est devenu \u00e9vident que la Fed n&#8217;allait pas n\u00e9cessairement adh\u00e9rer \u00e0 la projection initiale.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bien que les investisseurs aient rapidement repris confiance, les chiffres ont recommenc\u00e9 \u00e0 baisser en f\u00e9vrier. Cela implique qu&#8217;il n&#8217;y a peut-\u00eatre pas de corr\u00e9lation d\u00e9finitive entre les demandes de permis et la trajectoire des taux d&#8217;int\u00e9r\u00eat. Cela s&#8217;explique par le fait que la Fed \u00e9tait fondamentalement plus dovish au cours de cette p\u00e9riode en raison des taux d\u00e9j\u00e0 \u00e9lev\u00e9s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-indicateur-immobilier-les-ventes-de-logements-neufs\">Indicateur immobilier : les ventes de logements neufs<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Les ventes de logements neufs pourraient avoir une corr\u00e9lation plus forte avec la politique de la Fed. Il y a un certain chevauchement lorsque vous comparez le graphique ci-dessous avec le pr\u00e9c\u00e9dent car ils ont touch\u00e9 le fond presque en m\u00eame temps. Dans le m\u00eame temps, ils se sont aussi relativement vite acclimat\u00e9s aux taux hypoth\u00e9caires actualis\u00e9s avant de revenir sur le march\u00e9. Apr\u00e8s la stabilisation des taux \u00e0 2,5 %, les perspectives \u00e0 long terme d&#8217;investissement dans l&#8217;immobilier neuf sont rest\u00e9es positives.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-indicateur-immobilier-les-ventes-de-logements-existants\">Indicateur immobilier : les ventes de logements existants<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Un tournant s&#8217;est \u00e9galement produit dans la vente de logements existants. Nous pouvons observer une tendance baissi\u00e8re constante en 2018, suivie d&#8217;un pic haussier soudain en 2019. Les ventes de f\u00e9vrier 2019 \u00e9taient proches de ce qu&#8217;elles \u00e9taient \u00e0 la m\u00eame \u00e9poque l&#8217;ann\u00e9e derni\u00e8re, lorsque les taux d&#8217;int\u00e9r\u00eat \u00e9taient \u00e0 1 %. Il semble que la pr\u00e9visibilit\u00e9 des taux d&#8217;int\u00e9r\u00eat joue un r\u00f4le plus important que les chiffres r\u00e9els des taux d&#8217;int\u00e9r\u00eat eux-m\u00eames.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-l-indice-s-p-de-prix-immobilier-case-schiller\">L\u2019indice S&amp;P de prix immobilier Case-Schiller<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Dans les graphiques pr\u00e9c\u00e9dents, nous avons vu comment la demande a diminu\u00e9, entra\u00eenant une baisse du nombre de permis. L&#8217;augmentation des co\u00fbts de financement affecte la construction ainsi que les ventes, car les deux sont g\u00e9n\u00e9ralement financ\u00e9es par des pr\u00eats. Lorsque le nombre de transactions diminue, on pourrait s&#8217;attendre \u00e0 ce que les prix suivent. Cependant, le graphique ci-dessous sugg\u00e8re le contraire. Au contraire, le graphique montre que 2018 a \u00e9t\u00e9 une bonne ann\u00e9e pour les prix de l&#8217;immobilier. Les prix ont grimp\u00e9 r\u00e9guli\u00e8rement dans un premier temps en raison de la baisse de la demande et malgr\u00e9 les taux d&#8217;int\u00e9r\u00eat. La tendance s&#8217;est invers\u00e9e vers le mois d&#8217;octobre. Au final, les hausses de taux ont indirectement fait baisser les prix et ramen\u00e9 les acheteurs sur le march\u00e9.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On peut donc se demander dans quelle mesure une organisation charg\u00e9e de la politique mon\u00e9taire fait confiance \u00e0 la capacit\u00e9 du march\u00e9 \u00e0 s&#8217;autor\u00e9guler. Au final, le fait que la Fed traite les consommateurs comme des d\u00e9cideurs capables et ind\u00e9pendants a port\u00e9 ses fruits. Il est encourageant de voir comment le march\u00e9 immobilier s&#8217;est stabilis\u00e9 sans aucune sorte d&#8217;intervention descendante. \u00c0 l&#8217;\u00e9poque, le pr\u00e9sident de la Fed, Jerome Powell, a exprim\u00e9 \u00e0 plusieurs reprises sa confiance dans les acteurs du march\u00e9 immobilier.
