Diversos artigos destacaram a possibilidade de a estrat\u00e9gia do Federal Reserve desencadear um processo n\u00e3o muito diferente do visto em 2008. Embora muitos deles tenham sido extremamente exagerados, economistas e analistas de investimentos apontaram que o aumento das taxas de juros das hipotecas ainda tinham risco de causar uma queda nos pre\u00e7os do mercado imobili\u00e1rio.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">O Fed iniciou seu ciclo de alta de taxa h\u00e1 dois anos e atingiu o pico de 2,5% em 2018. A tend\u00eancia s\u00f3 se tornou preocupante quando ela chegou aos 2%, ponto em que as taxas de hipoteca de longo prazo mostraram subitamente um aumento dr\u00e1stico. O processo j\u00e1 est\u00e1 em andamento h\u00e1 tempo o suficiente para podermos avali\u00e1-lo. Os meses em que a ret\u00f3rica do Federal Reserve agiu de maneira mais radical s\u00e3o tamb\u00e9m os mesmos em que esses pedidos foram os mais baixos. Agosto, por exemplo, foi o m\u00eas em que eles tiveram uma vis\u00e3o mais clara sobre sua trajet\u00f3ria de taxa de juros, antecipando que seu aumento continuaria em atividade at\u00e9 2019. A previsibilidade adicional compensou os efeitos negativos do plano de aumento da taxa apontando para cima, sob demanda. Isso permitiu que o mercado se recuperasse lentamente nos 2-3 meses seguintes, pois ficou evidente que o Fed n\u00e3o seguiria necessariamente a proje\u00e7\u00e3o original.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Embora os investidores tenham recuperado rapidamente a confian\u00e7a, os n\u00fameros come\u00e7aram a diminuir novamente em fevereiro. Isso significa que pode n\u00e3o haver uma correla\u00e7\u00e3o definitiva entre solicita\u00e7\u00f5es de licen\u00e7a e a trajet\u00f3ria da taxa de juros. H\u00e1 uma certa sobreposi\u00e7\u00e3o quando voc\u00ea compara o gr\u00e1fico abaixo com o anterior, pois eles atingem a parte inferior quase ao mesmo tempo. Depois que as taxas se estabilizaram em 2,5%, as perspectivas de longo prazo de se investir em im\u00f3veis novos permaneceram positivas.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-vendas-de-im-veis-existentes\"><strong>Vendas de Im\u00f3veis Existentes<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Tamb\u00e9m houve um ponto de virada na venda de im\u00f3veis existentes. Podemos ver uma tend\u00eancia de queda constante em 2018, seguida por uma alta repentina em 2019. As vendas em fevereiro de 2019 foram pr\u00f3ximas do que eram no mesmo per\u00edodo do ano anterior, quando as taxas de juros estavam em 1%. Parece que a previsibilidade das taxas de juros desempenha um papel maior do que as pr\u00f3prias taxas de juros reais.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-ndice-de-pre-os-da-im-veis-s-p-case-schiller\"><strong>\u00cdndice de Pre\u00e7os da Im\u00f3veis S&amp;P Case-Schiller<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Nos gr\u00e1ficos anteriores, vimos como a demanda diminuiu, fazendo com que tamb\u00e9m diminu\u00edsse o n\u00famero de licen\u00e7as. Custos de financiamento mais altos afetam a constru\u00e7\u00e3o e as vendas, uma vez que ambos s\u00e3o normalmente financiados por empr\u00e9stimos. \u00c0 medida que o n\u00famero de transa\u00e7\u00f5es diminui, espera-se que os pre\u00e7os sigam a tend\u00eancia, no entanto, o gr\u00e1fico abaixo sugere o contr\u00e1rio. Em vez disso, o gr\u00e1fico mostra que 2018 foi um bom ano para os pre\u00e7os de im\u00f3veis. Os pre\u00e7os subiram constantemente no in\u00edcio devido \u00e0 menor demanda e apesar das taxas de juros. Essa tend\u00eancia se reverteu por volta de outubro.
